New Jersey has some of the highest property taxes in the United States, and many homeowners and property owners are paying more than they should. If your property’s assessed value is higher than its actual market value, you have the right to appeal — and a successful appeal can save you hundreds or thousands of dollars annually.
Signs Your Property May Be Overassessed
- Your assessment is higher than recent sale prices for comparable properties
- Your property has declined in value due to condition, location changes, or market shifts
- There are errors in the property record — incorrect square footage, lot size, or features
- A recent sale of your property was below the assessed value
- Neighboring similar properties are assessed lower than yours
The NJ Property Tax Appeal Process
In New Jersey, property tax appeals must generally be filed by April 1st of the tax year. Appeals are filed with the county Tax Board for assessments under $1 million, and with the NJ Tax Court for higher-value properties.
- Step 1: Review your property’s assessed value on your tax bill or municipal records.
- Step 2: Research comparable sales to estimate your property’s fair market value.
- Step 3: File a formal appeal with the appropriate board before the deadline.
- Step 4: Attend your hearing with supporting evidence — comparable sales, an appraisal, or photos.
- Step 5: If successful, receive a reduced assessment applied to current and future tax years.
